It was expressed that there are concerns that that approval of the plan would enact changes to the downtown zoning requirements.
The draft Plan suggests a variety of changes to the zoning for the downtown, mainly addressing height and bulk regulations. As with all of the Plan’s recommendations, none of these changes will occur with the approval of the Plan. Rather, adoption of a Plan containing these recommendations suggests that our community is interested in evaluating our downtown zoning district standards to ensure that they are clear, concise and relevant for current construction techniques and market conditions. Only subsequent amendments to the zoning ordinance would changes any of the current standards. No zoning amendments related to the recommendations of the Downtown Master Plan have been drafted as of July 30, 2013 for review, hearing or enactment.
